How the numbers fit together
Your all-in cost is the price plus buying costs, repairs and holding costs. After the work, a lender values the property at its after-repair value and lends a share of it (often 70% to 80%). The new loan pays off what you spent; whatever it does not cover is the cash left in the deal.
The cash-on-cash return is the yearly cash flow on the cash left in. If you got all your cash back, the return is effectively unlimited, but the property now carries a larger loan, so check that the rent still covers it comfortably.
