What to check before you buy
- Local rules: many cities limit or license short-term rentals, and some tax them separately. Check before you buy.
- Seasonality: use a full-year average occupancy and nightly rate, not the peak season.
- Platform fees: with split fees the host typically pays around 3%; with host-only fees around 14% to 16%.
- Furnishing and setup are one-off costs on top of the purchase.
